The Vision: High-End Mixed Use

Asher Water Street Tampa is practically its own city within a city, located on South Tampa's downtown waterfront. The 56 acre complex is home to 501 luxury apartments and extended-stay furnished suites. The mixed use space includes stylish lodging, community, and entertainment through extensive on-site amenities ranging from a cafe, to gyms, co-working spaces, a pool with cabanas, and other resort-style offerings.

The architecture style is defined by floor-to-ceiling gridded factory-style windows that let in Florida's abundant natural light, illuminating an interior decor scheme characterized by warm earthy neutral tones. The well-known tandem of Morris Adjmi architects and Method Co. hospitality again coordinated on this grand-scale project (see the Pinch Hotel case study for another example of their work).

The Project

After experiencing previous success with the product, the specifier for Morris Adjmi architects was interested in the SynSisal® Winthrop weave style in Cedar color for all the area rugs under consideration for the Asher Residences project.

SynSisal® is a synthetic sisal textile woven from ECONYL® recycled nylon, and the Winthrop weave is a very traditional bouclé pattern. At a glance, Winthrop's beautiful completely natural appearance harmonizes perfectly with the wood and leather upholstery of the furnishings, as well as the richly grained paneling of the ceiling and wall accents throughout the complex's expansive 7th floor resort level.

However, the specifier still had numerous questions about SynSisal®'s durability: Was it contract-grade? Could it stand up to heavy foot-traffic in the lounges and the constant friction of chair casters in the conference rooms and co-working area?

Spotlight on SynSisal® Durability

Thankfully, the answer to all her questions was yes. SynSisal® is certified Class 33 - Heavy Contract Grade for durability with a fire rating of Type 1 / Class A. This performance comfortably withstands daily foot traffic from hundreds of tenants, many tracking water in from the pool, office chairs rolling around, and food spills in the club lounge.

After evaluating the free sample swatches, Morris Adjmi ordered Winthrop area rugs (including a custom XL 16' x 18' size for the co-working lounge) to anchor the community's shared spaces including the conference rooms, a media lounge, as well as club and entertainment lounges. They also took advantage of our extensive selection of other flooring products including logo and walk-off mats for their building entrances.
